The Development Director - Bruxelles Belgium

He/she will be responsible for searching business premises in a specific region for opening new company stores, analyzing profitability and evaluating potential locations. Directs and oversees a team of Development Managers and site Searchers. Develops, implements and manages the company’s strategy.  Monitors the bid or proposal process to ensure organizational goals are met. Manages a departmental sub-function within a broader departmental function. The development projects may be of existing buildings (brownfields) or new development (greenfields). He/she will produce viability studies and present them to the company management. The Development Director will also be responsible for managing and negotiating contracts and will maintain good relations with all business partners. He/she ensures the development and implementation of the Real Estate projects in Europe within established budgets. This function includes ability to travel on regular basis.

He/she reports to the Vice President Real Estate.

Responsibilities

• You review site information on potential development sites and make recommendations.
• You identify and conceptualize new opportunities for self-storage facilities and opportunities for redevelopment throughout our existing portfolio of properties, together with your development managers and external site searchers
• You perform feasibility studies including partner alliances to ensure success of new markets including legal, local, government regulations and business setup process.
• You manage the entitlement process through the various governmental bodies.
• You prepare financial feasibilities to justify investment decisions.
• You lead negotiations with both internal and external constituencies.
• You are the team leader for the design, entitlement and construction teams throughout the project.
• You perform competitor analysis and new retail site locations negotiations.
• You regularly report on the local market conditions and competitor activity to the Vice President Real Estate.
• You train and develop a team of best in class acquisition specialists
• You provide on-point valuations of Real Estate in assigned markets

Profil recherché

You have a Master in Business, Law, Real Estate or Engineering, or similar through experience.

Experience

• You have over 10 years of Real Estate development experience.
• Real Estate experience in a retail environment is considered a plus.
• You are highly experienced in coordinating the entitlement process and you have a track record of obtaining entitlements for development of Real Estate.

Language skills

• Fluent knowledge of English is required.
• Good knowledge of French.
• Any other market’s language is considered a plus.
